yeah, the whole "no magnetic field to protect the atmosphere from being stripped by solar storms" is the biggest problem. At best you could only do a bunch of underground cities

Oh It WILL happen. But only as OP and comment implied, by a giant conglomerate (of) corporation(s). So the destination will primarily be for dollar profit and Mars doesn't fit the bill.
Giant Asteroids might be priority for them.

read some old sci-fi pulp novels from the 50s, back when we were optimistic about the advancement of technology. Maybe we start teraforming Mars to make it habitable.

Every human achievement is built on top of everything else. "We stand on the shoulders of giants." We built airplanes, we explored the universe with Voyager, we went to the moon, we put robots on Mars. The next logical step is establish human presence on Mars where it will serve as a step towards further exploring our solar system.
