This retaining wall is showing serious signs of structural failure. This type of crack can be caused by poor drainage and soil movement. When drainage is inadequate, water accumulates in the soil, increasing lateral pressure on the wall structure. Over time, this pressure can lead to significant cracking, displacement, or even collapse if not addressed promptly.

This exterior staircase is separating from the house. This separation may indicate foundation settlement, soil movement, or inadequate structural connections between the staircase and the house. This internal stem wall is showing signs of differential movement as you can see the two sides are turning away from each other causing the mudsill to disconnect from the cripple wall.

Where to begin. Undermined stem wall, missing post and expansive soil. ?♀️

So before we moved out of our old home, I personally built a detached patio, I had all the proper drainage and substrate, and the pavers were even and level and was done to code and all that When we moved, they tore it out, and then replaced it with a shitty attached wooden patio that wasn't even built properly, they got rid of a bbq pit. And ripped out the front and back lawn and all the trees on the property. Absolute trashed the place with "renovations" they also tried stealing my grill.

and by tried to steal my grill, I mean before we had packed up and left, (we had 30 days to vacate after the sale) and they showed up the first day and tried to take a bunch of our stuff acting like they bought all our belongings. Had to get police involved and have a court order that they weren't allowed on the property until we actually vacated. They ended up selling after renovating it but according to the records they sold it for $100,000 less than what they bought it for. Karma

HOW? How did a car smash that that badly and not destroy other stuff around it? The garden directly in front of it seems in a bad but not roadkill-ed state! The fence is still vertical! (It looks pushed inwards, admittedly)

Only thing I can come up with is that the car/etc that crashed went off road well behind the camera and was on the house side of the fence not the road side. It's the only way I can explain the plastic fence posts being intact.
